Serving as an advisor and/or broker in the sale, acquisition, and management of commercial properties our property specialists are skilled in maximizing return on commercial real estate investments. Some of the services provided in these areas consist of: 


Acquisition Services include:

  •    A review of client's financial goals and expectations.

  •    Identifying investment properties that match the client's needs. Properties types may include office buildings, shopping centers, apartment complexes, single tenant properties, raw land, and industrial complexes/distribution centers.

  •    Preparing projections based on current conditions and market forecasts.

  •    Prepare (in conjunction with client's attorney if desired) and negotiate the offer.

  •    Assist in the due diligence (i.e. surveys, rent roll, environmental inspections, property condition, etc.) aspect of the proposed purchase.

  •    Assist in financing, establishing systems/documents for taking over property, and accumulating necessary documents for closing.

  •    Assist in making sure of a smooth closing (working with closing attorneys and financial institutions) and transition of ownership.



Disposition Services include:


  •   Analysis of the property to determine "market value" and possible timetable for its disposition.

  •    An offering package is prepared for prospective purchasers.

  •    Property is exposed to a nationwide audience of investors and brokers via the Internet along with direct marketing to select brokers having interest in the subject's specific property type.

  •    Inquiries and offers are pre-qualified to determine their ability to close.

  •    All proposed offers are reviewed and presented to determine their acceptance by the client.

  •    Assist in providing information for prospective purchaser to help assure an acceptable contract.

  •    Assist in making sure of a smooth closing (working with closing attorneys and financial institutions) and transition of ownership.

  •    Projecting and analyzing cash flow potential and debt to equity ratios.
